Moisture management: the cheap fix that works on any soil

Why moisture is the lever

Expansive clay damages foundations through uneven wetting and drying, not through moisture alone. A foundation surrounded by soil at a consistent moisture level - not soaked on one side and bone-dry on the other - moves far less than one exposed to sharp wet-dry swings, even on the same underlying soil.

Grading and downspouts

Ground should slope away from the foundation, and downspouts should discharge well clear of it rather than dumping roof runoff right at the wall. This is the single cheapest, highest-leverage fix on this list - often a weekend of yard work rather than a contractor call.

Consistent watering in dry spells

In a drought, clay soil right next to a foundation can dry and shrink faster than soil further out, pulling support out from under one section. A soaker hose run intermittently along the foundation during extended dry periods keeps that moisture gradient from getting extreme - standard advice from foundation contractors in expansive-clay markets.

Root barriers and tree placement

Large trees close to a foundation pull moisture from the soil unevenly, which can worsen shrink-swell stress on the side nearest the roots. A root barrier, or simply keeping new trees a reasonable distance from the foundation, is a one-time fix rather than an ongoing one.

What this doesn't fix

Moisture management reduces stress; it doesn't reverse existing damage or substitute for an engineered foundation where the soil genuinely requires one. In a "Very High" county, these practices are still worth doing, but budget toward the engineered-foundation range, not around it.
